Signing appointments generally take about 35-75 minutes. 


More Signers = More Time


First Time Buyer = More Time


Spanish signing = More Time


Experienced Buyer = Less Time

ID Needed

Please have your valid (unexpired) photo ID (Drivers License or Passport) available.  Occasionally, a lender may require a copy of the ID, and in that circumstance, we will take a picture with a phone and print it up for the package. The name of your ID must match the documents. If your ID has a middle initial or middle name and it is not on the documents, that is acceptable.

If you have been asked to give me a check at the closing, please have this ready.

If you are getting money back and would like it wired to you, please have your bank information ready, a check, or your bank's app will have this information.

You should have your Closing Disclosure Documents that were sent to you by mail or email from your lender.  Please check with your loan officer to confirm the final numbers, so there will not be any surprises when I show up. This will speed up the process so we can sign the documents without any surprise numbers.

Any questions about your loan will need to be answered by your loan officer and they will advise you accordingly. Please have their phone number available.

We have been contracted by your escrow company (we are not employees) to notarize your documents, confirm that you are the person whose name is on the documents and your ID. We are commissioned by the State of California to provide this service to the community.

We are certified Loan Signing Agents.

Regarding Health

  •  We will not take appointments if we have any cold or flu symptoms
  • We have a portable table and chairs if needed, so we can sit outside. 
  • We will be wearing a mask, you are welcome to use or not use one.
  • We will have sanitizer and gloves, a new, sanitized blue pen for you to use, and if you choose, one-use ink pads for thumbprints 

What We Do

Our tasks are to:

  1. Confirm your identity
  2. Notarize the necessary documents the escrow company and lender requires 
  3. Tell you what documents you are signing, and ensure you complete, sign, initial and date every document where necessary
  4. Ensure your documents (and funds when you provide them), are delivered safely to the escrow company

If you are Buying or Refinancing, you will need your Homeowners Insurance name and phone number.


If your home is held in a Trust Name, you may need to provide details about your trust, please have your Trust Binder/Information readily available.


Buyers and anyone changing the vesting in their property will need to fill out a Preliminary Change of Ownership (PECOR) which can be found on this website: https://www.capropeforms.org/counties/Sacramento/form/BOE-502-A/

You can take a look at it before we get to your appointment to help speed up the process.

How does a notary verify identity?

Acceptable ID's for Notarizations:

  • Drivers License
  • US Passport
  • Inmate ID Card if incarcerated
  • Valid consular ID
  • Valid passport from signer's country of citizenship
  • Canadian or Mexican driver's license
  • US Military ID
  • Tribal government issued ID card
  • State of CA employee ID card
  • If none of these are available, 2 credible witnesses can be present with their valid ID to verify identity
